What actually sets the price

Square metres are the starting point, not the answer. Four things move a Teesside pressure washing quote more than area alone:

• Condition. A drive cleaned two years ago is a different job to one untouched for a decade. Established moss, black spot lichen and oil contamination all add treatment time and chemical cost before any washing starts.
• Method. Soft washing with biocide costs more per metre than straight pressure washing because the chemical and the dwell time cost money, but on render, roofs and decking it is the only correct option.

Compare the written spec, not the headline: method per surface, chemicals included, re-sanding included, waste removed, and insurance confirmed.
